Best way to store 40mm grenades & gas guns?

So I've been airsofting for a few months and have been told different things, but I want your guys opinion,

Whats the best way to store 40mm grenades & gas pistols?

Is it to completely empty them? Leave a little gas in? Some advice would be greatly appreciated

I leave a bit of gas in my pistol mags, prevents the seals from drying out

Whats the best gas to use in 40mm grenades?

Best way to look after them (grease?oil? new seals/bearings?)

How often should they be cleaned/maintained?

Also thinking of getting a WE colt 1911, any advice for that?

I'm hoping to order some gas today/tomorrow, so would like to know what else you guys think I'll need to keep my gear in tip-top condition! And to save on postage by ordering it all in one go.
